Required or Optional: How Club Membership Shapes Your Jupiter Home Search
Same fairways. Same gates. Very different rules.
In Jupiter’s private club communities, the first question isn’t the house. It’s the membership. At some clubs you have to own in the community to play. At others you can own without joining, or join without owning. That one detail changes what you buy, what you budget, how long you wait for a tee time and who buys from you later.
Timing matters too. Members are back in November, and clubs stay at their busiest through spring, so this is the season to tour, play a round and ask questions. Several clubs run waitlists. If you want to play next season, start the conversation now.
Here’s how it works at the clubs we know best. Every figure below is for a full golf membership.
Required: Own the Home to Join the Club
At these clubs, golf membership is tied to living in the community. The home is your way in, so the club becomes part of the purchase.
- Admirals Cove, Jupiter. Membership comes with the home. The golf initiation is $550,000, none of it refundable, plus a $500 application fee. Annual operating dues are $50,908, with $8,676 in capital dues, a $3,528 debt service assessment and a $2,000 food and beverage minimum. Members who use their own cart add a $2,500 trail fee. See homes for sale in Admirals Cove.
- Frenchman’s Reserve, Palm Beach Gardens. Own a home here and you are a member. Full equity membership is roughly $275,000 and covers golf, tennis, swimming, fitness, the spa and the Grande Clubhouse for the member and a spouse or significant other. Annual dues are $29,803, with $1,800 in capital dues and a $650 debt service charge. It’s also a no-tipping club. See homes for sale in Frenchman’s Reserve.
- BallenIsles, Palm Beach Gardens. Residents only. The golf initiation is $295,000, with $31,522 in annual dues. Expect a waitlist of about a year; 29 people were on it at our last check. See homes for sale in BallenIsles.
- Breakers West, West Palm Beach. Residents only. The golf initiation is $125,000, with $17,750 in annual dues. There is a waitlist, and its length changes, so ask the club for the current wait when you apply.
What it means for you: the true cost is the price of the home plus the initiation plus the dues. At Admirals Cove, a golf member’s first year of club costs comes to about $615,600 before sales tax, on top of the home. At Frenchman’s Reserve, it’s about $32,250 a year in dues and charges after the $275,000 equity membership. When you sell, your buyer has to want the club as much as the house, and the home is still the only way in.
Optional: Own First, Join If You Want
At these clubs, you can own a home without joining, and you don’t have to live there to apply. That flexibility widens who can buy, and it lets you decide how much club life you want.
- Jonathan’s Landing, Jupiter. The golf initiation is $250,000, with $28,000 in annual dues. A sponsor is required and the waitlist runs about 12 to 18 months. Living in the community moves you up the list, but plan on about a year either way. Read our Jonathan’s Landing guide or see homes for sale.
- Trump National Jupiter. The golf initiation is $500,000, with $39,200 in annual dues. There is no waitlist and no sponsor required. Members under 40 can join for $250,000, with $21,392 in annual dues.
- Turtle Creek, Tequesta. The golf initiation is $125,000, with $12,250 in annual dues. There is a waitlist, but you get playing privileges while you’re on it: unlimited rounds from May 1 to October 31, and 30 rounds per member from November 1 to April 30. See homes for sale in Turtle Creek.
What it means for you: optional doesn’t always mean instant. At Jonathan’s Landing, the sponsor and the waitlist make timing part of the plan, so if golf is the reason you’re buying, start that conversation before you close. At Turtle Creek, you can play while you wait, which takes the sting out of the line.
No Residency Required: Jupiter Country Club
Jupiter Country Club welcomes golf members who live outside the gates. The golf initiation is $125,000, with $22,500 in annual dues. Residents skip the waitlist. Non-residents should plan on about 5 to 10 months, and can play a few times a month while they wait.
The course is in the middle of a renovation. Half has been redone, all 18 holes are set to be open in November, and the other half is scheduled for renovation next summer. See homes for sale at Jupiter Country Club.

Refundable vs. Non-Refundable
Some clubs return a share of the initiation when you resign or sell. Admirals Cove’s current schedule lists $0 refundable on every membership category. Where refunds do exist, the terms vary and often depend on a new member joining, so read the membership documents, not just the headline.
Five Questions to Ask Any Club
- Do I have to live here to join, or own here to play?
- What are the current initiation and annual dues, plus capital dues, assessments and food and beverage minimums?
- Is any part of the initiation refundable, and on what terms?
- Is there a waitlist or a sponsor requirement, and can I play while I wait?
- Which categories exist: full golf, sports, tennis or social?
Our take: play the course, eat in the grill room and watch who’s there at 4pm on a Tuesday. Then read the membership documents. The club decides your week.

All figures are for full golf memberships. Admirals Cove figures come from the club’s November 1, 2026 to October 31, 2027 schedule, and its dues and fees are subject to Florida sales tax. Frenchman’s Reserve figures come from the club’s full equity membership schedule for November 1, 2025 to October 31, 2026. Other clubs are from ALP club research, fall 2026. Fees, waitlists and membership policies change often, so confirm with the club before you plan around them.
Live with intention. Start a conversation.
