Where is SoSo?
SoSo, short for South of Southern, is in the South End of West Palm Beach. It's generally described as running from Southern Boulevard south to the West Palm Beach Canal, between South Dixie Highway and Flagler Drive on the Lake Worth Lagoon. Palm Beach is just across the Southern Boulevard bridge, and downtown West Palm Beach is a few minutes north.
What kinds of homes are in SoSo?
Much of SoSo was built in the 1940s and 1950s, so the streets mix ranch and mid-century homes with Mediterranean-style houses, renovated cottages and newer contemporary builds. The largest homes line Flagler Drive, looking across the road to the lagoon.
Is SoSo a historic district?
SoSo as a whole isn't one formally designated historic district. Its character comes from established mid-century streets and older homes, and some nearby neighborhoods and individual properties carry their own historic designations, so we check what applies to any home before you plan changes.
Can I keep a boat in SoSo?
Some homes along Flagler Drive have docks on the Lake Worth Lagoon across the road, with Intracoastal access to the ocean through the Palm Beach Inlet. Dock rights and water depth vary from property to property, so we confirm exactly what comes with any home you're considering.
Is there a neighborhood association?
Yes. The South End Neighborhood Association is a voluntary group covering the area between Southern Boulevard and the West Palm Beach Canal. It runs community events and has worked with the city on streets, parks and traffic improvements.
